It has been a few months since we last visited 383 Sorauren Avenue, a 10-storey condominium located in the high-demand neighbourhood of Roncesvalles. At that time, the tower crane had just been installed, signifying that the architectsAlliance-designed project by Gairloch Developments and Centrestone Urban Developments was ready to shoot up from the bottom of the pit. Since then, concrete slabs for the building's underground parking levels have been poured and the site is showing the results of plenty of activity. As construction storms ahead, strong sales mean that the Roncesvalles presentation centre will be closing by the end of June.

The Victorian charm of the area is being echoed through the project's design. The use of brick and glass reflects the adjacent property Robert Watson Lofts, a former industrial warehouse tastefully converted into a condominium complex. The building's crown, a glazed structure set back from the brick grid below, will house two-storey penthouse units. The ground floor townhouse units will also be clad in glass and angled against the opaque grid above, giving those units some room to breathe.

Interiors by Johnson Chou Inc. continue the industrial theme by leaving the nine-foot concrete ceilings exposed. Engineered hardwood floors are combined with solid core veneer slab kitchen and bathroom cabinetry and a stainless steel backsplash. Balconies, French balconies or terraces allow fresh air into every suite.

383 Sorauren boasts amenities including a fitness area, guest suite, and outdoor kitchen-equipped lounge. With the eccentricity of Roncesvalles a short walk away, residents will be well served by restaurants and shops. For those looking to travel outside the neighbourhood, there are plenty of transit options to take advantage of. The 504 King, 505 Dundas and 506 Carlton streetcar routes provide direct access downtown, as does the Dundas West subway station a few blocks to the north. Travellers also now have the option of taking the Union Pearson Express which whizzes quietly by the building, with Bloor being one of two stops between Pearson International Airport and Union Station.

Out of the 142 units in 383 Sorauren, only ten remain unsold. The spacious 1,124 square foot penthouse is still up for grabs, but if that's too daunting, smaller studio units are also available starting at $268,990.
