A recently submitted Zoning By-Law Amendment Application for the proposed redevelopment of a site at 53-63 Sheppard Avenue West and 62-68 Bogert Avenue contains new details on a site just steps away from the Sheppard-Yonge TTC subway station in North York. With Pellow + Associates Architects listed as the designer, the few early renderings that exist up to this point feature two blocks of residential units comprised of a total of 192 units split across two differently-sized structures on this site held by Grmanda Holdings.

The first, and larger of the two volumes, to be situated along Sheppard Avenue, will consist of 14 storeys (48 metres high) and 182 units, while the smaller of the two, will take the shape of a 4-storey (14.5 metres high) block containing 10 townhouse units, which will front onto Bogert Avenue. Elevation sketches of the site highlight the first glimpses of how the two blocks will relate to one another, while at the same time revealing the architectural differences that will set the two structures apart.

The proposed development plan will replace five single detached houses—two on Sheppard and three on Bogert—and will make use of the additional empty lots that currently fill out the site. In their place, the aforementioned residential blocks will be built, complete with a planned, 5 metre widening of Sheppard Ave., which will include a 2 metre setback for retail purposes at grade. Retail will take up 639 square metres of a total 20,545 for the development, leaving 19,906 square metres for residential use. Retail frontage will be placed along Sheppard Avenue, and will thus take up much of the ground level of the larger, 14-storey structure. 232 Parking spaces will be incorporated into a 3-level, below-grade parking garage, which will house an additional 132 lock-up spots for bicycles. Indoor amenities will be included on the third storey of the larger building. While the northern edge of the site along Sheppard fits nicely into the City of Toronto's Avenues plan for increased density along major arteries and transit hubs, the southern portion of townhomes along suburban Bogert Avenue falls squarely within the Neighbourhoods classification.
Once complete, the development will place residents within walking distance to the Sheppard TTC station just one block to the east, while the adjacent Albert Standing Park will provide a green respite from the glass and steel to the east. Vehicle access to the underground parking garage is proposed at the western edge along Sheppard.
