A new project by Winnipeg's 5468796 Architecture is set to bring modern design to Oakville's waterfront. Located a short distance from Lake Ontario, the edgy design of Lake & East Condos joins a landscape of older residential towers in what promises to be a bold addition to Bronte Village. A joint venture by Engine Developments, Symmetry Developments, and Fortress Real Developments, the project's interior renderings have recently been released, giving us a first look at amenities and living spaces.

The building's most prominent feature is a living wall covering sections of its façade, replicating the design of nearby backyards but on a vertical plane and draped over a pre-finished anodized aluminum cladding. With the building's floor plate the shape of a parallelogram, its design allows for direct sunlight to reach a larger number of units. These features distinguish the project from the rectangular design of surrounding towers, which typically highlight monochromatic, rectilinear designs and concrete façades.

Offering a total of 144 condominium units ranging from 540 ft² to 1,800 ft², Lake & East will contain a variety of floor plans from one bedroom investor units to three bedroom plus den units. All units will have 9' ceiling height throughout the principal rooms, as well as floor to ceiling windows and wide plank engineered wood floors. In the kitchen, units will feature custom designed cabinetry and stainless steel appliances, all accented by integrated pot lighting. The design of the bathroom includes custom bathroom cabinetry, as well as a soaker bathtub and full-width LED-lit mirror.

In terms of amenities, Lake & East features a multi-purpose fitness room as well as a fully-equipped gym featuring rowing machines ( a detail inspired by the project's proximity to Lake Ontario). An entertainment room and a library, which opens up to the lobby and doubles as a conference room, complete the indoor amenities. Outdoors, the project features a grassy mezzanine area with community gardens and barbecue stations, surrounded by a landscaped garden courtyard.

At ground level, the design of Lake & East deviates from the standard podium-and-tower typology that has been popular in the Greater Toronto Area throughout the 21st century. By breaking up the podium into three smaller sections, the design allows for the ground-level structures to be integrated with their surroundings. The two podium pods closer to the street will house retail uses, while the third one will contain many of the building's amenities. A series of inner laneways—as well as an urban square and garden area appointed by landscape architect Land Art Design—are designed to enrich the ground level and allow for permeability from the street towards the retail areas.
