Steel Rising as 135 Yorkville's Glass Envelope Takes Shape

Developer Camrost-Felcorp continues to bring major changes to Toronto's Bloor-Yorkville neighbourhood. Immediately east of the developer's Residences of Yorkville Plaza on Avenue Road—a condominium conversion project of the previous Four Seasons Hotel—construction is well underway on a new office condominium development rising on the site of the hotel's three-storey east wing.

The 11-storey, WZMH Architects-designed 135 Yorkville Avenue is being built largely with structural steel as opposed to the more common reinforced concrete method. Crews from Skygrid construction have already assembled the first seven floors of the office tower, with four levels having been constructed in the past month alone.

Installation of the structure's unitized curtain wall glazing is progressing along Yorkville Avenue, with recent photos underlining its reflective qualities. The image below also shows the a ceramic frit on the glazing, a system that allows birds to see the glass, thus deterring bird strikes. Gaps between the glass mark where vertical stone pier cladding will eventually be installed, a preview of which can be seen in the rendering at the bottom of this article.

The project will add 50,000 square-feet of commercial space to the vibrant Yorkville neighbourhood. Unlike traditional commercial developments, 135 Yorkville's office condominium units are being sold to owners rather than being leased. This allows businesses to maintain their spaces without the threat of increased rents. Floor plates—ranging from 4,500 square-feet to 5,700 square-feet—are customizable, with prices ranging from $3.7 up to $4.9 million.
